  • Initial Meeting

    Getting to know you and your home selling goals

  • Listing Paperwork is Signed

    It includes: Property Disclosures, Exclusive Right to Sell Agreement, and Acknowledgement of Broker Services.

    Home is Prepared for Listing

    Get the house ready for showings. Refer to the "Listing Checklist"

  • Listing Photos are Taken

    Once the house is ready, a professional photographer will come out. McGarry Homes will cover this cost.

The Steps to Closing
1. Pre-Listing

  • Listing is Live

    Your home will begin appearing on MLS, Zillow, Realtor.com, and Redfin.

  • Showings

    You will be set up to receive texts when a showing is requested. You can confirm or decline any showing. Each showing is 15-30 minutes.

  • Fielding Offers

    We will discuss offers as they come. We can counter or accept.

2. Property is Listed
  • Inspections Happen

    It is common/standard for buyers to hire a Home Inspector, Termite Inspector, and/or Appraiser.

  • TRR's (Treatments, Replacements, or Repairs)

    Based on what is revealed from inspections, they may ask for things to be fixed. You could (1) accept all or some of their terms and fix things or (2) negotiate a price drop/concessions in lieu of repairs.

3. Offer Accepted and Inspections
  • Review Closing and Financing Information

    The Title company will present documents a few days before closing. Ensure all the numbers are good.

  • Transfer Utilities / Mailing

4. Pre-Closing
  • Signing at the Title Company

    We'll meet at the Title Company, sign papers, and hand off keys.

5. Closing
